The Radon Mitigation Process

From Testing to Mitigation: What You Need to Know

Discovering that your home has high radon levels can be disconcerting, but don’t panic. Radon mitigation is a proven process to reduce radon concentrations effectively, creating a safer environment for you and your loved ones. Let’s take you through the steps involved in mitigating radon from your home.

Understanding Your Radon Levels

The journey to radon mitigation begins with understanding your radon levels. Through professional testing, you’ll gain valuable insights into the levels of radon in your home. If your levels are 4 pCi/L or higher, the EPA recommends mitigation to reduce radon concentrations.

But even if your levels are below 4 pCi/L, you may still want to consider mitigation for added peace of mind.

Our License and Certifications

The Mitigation Process Begins

Once you’ve selected PROFESSIONAL RADON SYSTEMS for your radon mitigation we will begin with a “quote request.”

Our quoting process includes collecting information about you and your property. This information can be collected over the phone. Once we have a completed quote request form, we arrange an onsite inspection.

NOTE: If your radon mitigation is associated with a real estate transaction, it is important to provide us with your target closing date so we can prioritize our schedule to ensure mitigation is completed before the closing.

Conducting An Onsite Inspection

During an onsite inspection, our estimator will require access to the interior of your home. If you have a crawl space, basement or both, they will need access to these areas at the time of inspection. Once we inspect the interior, estimators will inspect the exterior of the building and make note of configuration options or limitations. The onsite inspection takes approximately 15-30 minutes.

Proposal & Approval Process

Once an onsite inspection is completed, we combine our findings with the information provided to produce a comprehensive radon mitigation system proposal. The proposal must be approved, by the owner of the property, prior to scheduling your mitigation service. Mitigation proposals are promptly emailed to prevent delays. A proposal is typically delivered within one business day after the onsite inspection.

Scheduling Your Installation

Once we have the approval to proceed, we will schedule your mitigation project. If you have an impending real estate closing, we will expedite your installation to help ensure you meet your target date.

How Long Does Installation Take?

A typical radon mitigation system is installed within a day, depending on various factors. Occasionally, more complex installations may take 2 or more days. That information will be provided at the proposal stage.

Preparing for Your Installation

Before PROFESSIONAL RADON SYSTEMS technicians arrive to install the radon mitigation system, it is important to clear the workspace(s) so our technicians have unencumbered access and ample room to implement the system, with crawl space areas included. Note: All crawl spaces must be completely cleared.

Installation Day

You or a designated adult must be onsite to provide access to our mitigation technicians. PROFESSIONAL RADON SYSTEMS technicians will make multiple trips, in and out of the house throughout the day. If you have pets or small children, you should arrange to keep them safe and away from workspaces.

Upon Completion Of Mitigation System Install

Once the system is installed and validated to be working as intended, technicians will review the system and how it works with you. They will provide instructions for monitoring the system and show you the location of the system’s performance meter called a manometer.

Lastly, technicians will remove any debris, job site materials, and tools from the site. While every attempt is made to leave the area spotless you may find slight dust remnants.

Payment in full is expected upon completion of installation.

After your mitigation system has been running for a full 24 hours, it is recommended you have the property re-tested.

PROFESSIONAL RADON SYSTEMS mitigation equipment carries a 5-year warranty on both material and labor. This warranty is also transferrable should the home be sold during the warranty period.

NOTE: Not all contractors offer the same warranty. This is another way PROFESSIONAL RADON SYSTEMS stands out above the rest.

Maintaining Your System

Properties should be re-tested for radon gas every two years or any time significant changes are made to the property including a new roof, new windows, HVAC system changes, or after any remodeling or home additions. Such changes can impact the performance of the radon mitigation system.
